As co-owner of Viking Realty, I champion the unconventional and never apologize for the type of real talk that invites you to say what you mean and mean what you say. Most importantly, I’m a husband, a father, and a relentless friend who’s passionate about using real estate to change lives and build communities – all while obsessively geeking out about anything that might level the playing field of success.

What to Expect During the Home Buying Process

Being involved in the purchase of a home is extremely stressful – even more so if you don’t have help. I’m here to help. Heck, I AM the help.

My goal is for you to feel at ease during the home-buying process, and to understand each step along the way. Follow along with the steps below to learn more about what you can expect.

Step 1: CAN you buy a house?

Like anything else you want to buy, buying a house takes money. Providing proof of funds or a pre-approval letter is a necessary part of the process. To be frank – “window shopping” for homes isn’t a thing.

Looking at a home involves more than just you – agents have to take time out of their day, and homeowners are often displaced. Being pre-approved with a lender lets you and your agent know what you can afford.

Not sure where to start with a pre-approval? I can help with that too! I’m happy to help in whatever way I can to ensure you’re READY to buy a home before we even start shopping.

Step 2: Find the home. They all have something to offer.

Every house is unique in its own way, and this is where it gets interesting.

I find that most of the time, people really don’t know what they want until they’ve seen a couple of homes. Finding YOUR home at the first showing is very rare. Plan to take some time to go to several homes, figure out what you like, and then dial in your preferences.

During this part of the process, you’re going to have to make some decisions. What are you willing to settle on? What AREN’T you willing to settle on? We’ll find out together.

Step 3: The offer

Okay, we found the right house. Now it’s time to make the offer.

It’s called an OFFER for a reason. In a perfect world, we’ll present what we’re willing to do to obtain the house, the seller will respond, and then the game begins.

In reality it’s not a game, it’s a negotiation. It’s a process, and it can be stressful – but don’t worry. I’m a professional. Keep calm, be realistic with your requests, and stay as level-headed as you can. If you CAN’T do those things, I will do it for you. Rest assured, you can call me any time and I’ll be there to talk you off the ledge.

Step 4: Working the transaction!

Hooray! We have an agreement! NOW we need a team.

During this step of the process, you’re going to have inspections, appraisals, financial documents, surveys, title work, and beyond. I’ll break everything down for you into bite-size chunks. You have ME which means you already have a large team of people working for you. We take it one step at a time, we make smart decisions, and we stay calm. It takes any number of days to get everything done depending on each transaction, but we’ll be here every step of the way.

Step 5: Closing

CELEBRATE! You’ve me it to closing day!

Today’s the day we sign the documents, the title changes hands, the mortgage is in place, and ultimately you end up with a new home. This is a happy, stressful, scary, and busy time. I won’t pretend you won’t have your challenges during this time, but in the end, you’ll end up in your NEW home and you’ll finally be able to relax. Enjoy it.

Step 6: You're stuck with me for life.

Our relationship doesn’t end here. At least, I hope it doesn’t.

I want a phone call whenever you need a plumber. I want to know when you need a landscaper. I want you to call and show me your newly renovated kitchen. I want to be a part of your life. Let’s be friends! Let me help you with your journey, and let’s celebrate together the next time around!

How do I sell my home?

What to Expect During the Home Selling Process

In my mind, selling a home is exciting. Not all homes are created equal, and selling homes is one of the few things that offers a unique experience almost every time. What are your motivations for selling? What needs to happen to make you happy with this transaction? How can I ensure that you are getting what you need? These are all questions I love to ask and more importantly, I love to fulfill.

Step 1: Why are you selling your home?

There are several reasons to sell a home. Your motivation for selling will determine the best strategy we’ll use to get your home sold.

If you’re selling because the market is good and you want to take advantage of the earnings from your sale, we can take our time. If you’re relocating because of a job and have a deadline, every month you stay in your home will cost you money – and that’s a different ball game. Let’s talk and figure out what’s your motivation.

Step 2: You've decided to pull the trigger.... now what?

Okay, you’re ready. I’m ready. Let’s do this! First, we need to prepare.

I’ll do my homework and tell you what I believe the home is worth. You’ll tell me what you want for the home. When we settle on a price, we’ll discuss the next steps.

Now it’s time to talk about preparing the home. This means cleaning, decluttering, and making the home look its best for everyone who walks through the door. If these steps feel overwhelming, I’ve got a contact for everything! Let me know what you’re struggling with and I’ll help you find a solution.

Step 3: It's on the market!

Once the house is ready, we’ll put it on the market. You can expect a rush of showings and a rush of people. My advice is that you ALWAYS vacate the property when there’s a showing.

Prospective buyers want to be able to talk freely about the property without offending anyone. Give them their space. Yes, it’s an inconvenience. But it also gives you a better shot at selling your home.

We’ll discuss in more detail what you need to do for showings, but the story is often the same as the prep: clean, declutter, and leave!

Step 4: Offer up!

You’re going to get an offer at some point. It may make you happy, it may piss you off. I’m here to manage those emotions and expectations and tell you what to do about whatever reaction you’re going to have. Don’t worry, it’s called an OFFER for a reason and we’ll deal with whatever comes your way. I’m not above telling a person to kick rocks or telling you to sit down before you pass out from your FOMO.

Step 5: Chill out and let me go to work!

Once we have an accepted offer, it’s time to really get to work! But I’ll guide you every step of the way.

Selling a home is nerve-racking. I totally get it. Let me assure you beyond a shadow of a doubt that I have what it takes to get you through it. It’s important to remember that you have help. I won’t let you fail. Trust me, if you can remember to breathe you’ll be fine.
